Caring for Your Property and Avoiding Cowboy Builders

Landlords requiring maintenance work at their rented properties should ensure to book the work well in advance, as well as carry out checks on builders beforehand, according to a new survey carried out by the Federation of Master Builders.

The survey demonstrated that some 40% of reputable building contractors will need around four month’s notice before starting a job – due to the amount of work a good contractor has on.

Brian Berry, Chief Executive of the FMB, said:

“If a builder is free to start work tomorrow, alarm bells should ring. Demand for building work is incredibly high at the moment and it should be no surprise that almost one in two builders need to be contacted at least four months in advance… we’re urging home owners… to start getting in touch with prospective builders as soon as possible. Otherwise, they risk disappointment delaying their projects or worse still, working with a dodgy builder.”

The FMB survey also discovered that the majority of homeowners do not ask to see credentials in advance of jobs starting. Fewer than 10% of builders said that clients normally request to see vital insurance policies such as public liability or employer’s liability insurance.
