Here at Daisy Lets & Sales we have a strong track record of letting and managing properties since 2007 in the local area. We were lettings & property management specialists until 2015 when we created a sales department due to the demand from our clients.

Our dedicated and experienced lettings team have a hands on approach and will find you the perfect tenant for your property, swiftly and with minimal hassle. We will assist in all areas of the letting process from the moment we are instructed on the property to the aftercare of your tenants.

We provide a fast letting service, in 2015 80% of our managed properties had NO VOID periods at all, of those that did, the average was 3.5 days

We only charge you a letting fee once we find you a fully referenced tenant that you are happy to sign an Assured Shorthold Tenancy Agreement for your property.

Starting the process

When you instruct us to let your property, you will need to ensure you have consent to let your property from your mortgage provider.

We will advise you on presenting your property in the best light to maximise each potential viewing and we can arrange for minor renovations and decoration if required. We will also arrange for photography and write a comprehensive description of your property to depict it In the best light. We will advertise it on Rightmove, Zoopla & Primelocation as well as through our own website and send to our huge database of active applicants.

All viewings will be accompanied by a member of staff and any offers that are made are all subject to detailed credit and reference checks once we have taken a holding deposit. Every offer that we receive on your property will be sent to you in writing and we will always be happy to advise you at this stage if you have a choice of more than one applicant.

PROPERTY MANAGEMENT

Giving You Complete Peace Of Mind

When Daisy Lets & Sales are instructed to manage your rental property we will always be on hand to assist giving you complete peace of mind throughout the duration of the tenancy.

Our property management service at the start of the tenancy includes ensuring the transfer of gas, water, electricity and council tax accounts into the tenant’s name.

We will ensure we receive rental payments monthly in advance, and paying you promptly, together with a detailed statement. Any rental arrears will be swiftly chased up.

We will inspect the property regularly, and report any problems to you (typically twice a year). We will also arrange any necessary repairs or maintenance, first liaising with you in the case of larger works likely to go over the £250 “float” of your money held by us in our client account.

We will keep in touch with the tenant on a routine basis, and arranging renewals of the tenancy agreement as necessary. The tenants have an online portal to report jobs at any time of the day and night, at the same time as sending in photographs of the issue and updated contact details.

HELPING YOU

With The Paperwork & Legalities

Landlords with our fully managed service will contacted by their dedicated property manager who will identify deductions that need to be made from the tenants deposit and provide all parties with quotes as required.

Prior to your tenants moving in we will ensure that any relevant checks have been carried out at the property including Gas and Energy Performance Certificates (EPCs) so that you have the right documents in place.  We also see them in person with their ID and take copies, making sure you are complying with the ‘Right to Rent’ immigration rules.

We will prepared the tenancy agreement (AST) as part of our service, and before the AST has been signed by you and sent to the tenant, we will request cleared funds in our account before the tenancy start date. We also make sure we have sent them copies of the ‘How to Rent Guide’, EPC, Gas Cert (and the deposit prescribed information if it is a management property) and have proof of this having been sent electronically. Without this you are now unable to serve a Section 21 Notice to Quit.

On the day the tenancy commences, the tenant will be checked into the property by an independent inventory company ensuring complete impartiality in the Inventory and Schedule of Condition document. After going through the property and recording the condition and testing the smoke alarms, they will hand the tenants the keys and make sure the meter readings and working alarms are recorded on the inventory document. You will then be sent an electronic copy of the inventory a few days later. The tenants have 5 days from opening the document to report any additional notes or sign it via Signable, and if they do not, they are send an email stating that it has been deemed to be accepted.

End Of Tenancy

Ensuring a swift and fair transition.

Should your tenant decide to terminate the agreement, we will assist with booking a full inventory checkout, helping to identify any damage to the property. Landlords with our fully managed service will contacted by their dedicated property manager who will identify deductions that need to be made from the tenants deposit and provide all parties with quotes as required. They will then deal with the negotiation process and deposit deductions and return via the DPS scheme.

We will store your property details so that we can immediately remarket and place it back on the market as soon as you are given notice, thus reducing the chance of void periods and ensuring your rental income is maximised.
