Charges & Services for Landlords

FULL MANAGEMENT

with Tenant finding & Guaranteed Rent Protection*

14.4% (including VAT – 12% exclusive of VAT) per month for management ongoing, plus two weeks rent + VAT (monthly rent x12 divided by 52 x2 +20%VAT) for tenant finding when needed. Our rent protection guarantee included.

*Landlords cannot buy their own policy if we are managing the property, FSA rules mean we have to provide the policy to you within our management fees if we collect the rent.

MANAGEMENT ONLY

take over

12% (inclusive of VAT – 10% exclusive of VAT) ongoing management and £180 incl VAT one off admin set up costs to include an inspection at the start by the property manager

9.6% (inclusive of VAT – 8% exclusive of VAT) Collecting rent and forwarding it to the landlord only minus our fees


RENT COLLECTION WTH GUARANTEE

12% (inclusive of VAT – 10% exclusive of VAT) Collecting rent and forwarding it to the landlord only minus our fees.

*Landlords cannot buy their own policy if we are collecting rent on the property, FSA rules mean we have to provide the policy to you within our fees if we collect the rent.


TENANT REFERENCING

The Immigration Act 2014 

This imposes an obligation on the Landlord to check the passport or other identity documents with the applicant present and to check that any person who requires a visa or work permit holds the valid authorisation and is complying with its terms. We will check this information on your behalf at the start of the Tenancy but if we do not manage the premises it will be the responsibility of the Landlord to ensure that the work permit or visa are renewed and checks carried out prior to the due date. It will also be the legal responsibility of the Landlord to check any new person forming as a Tenant or any additional occupier over the age of 18 year old. Failure to do so could result in a penalty. We have no liability if the Landlord fails to do so.

£140 including VAT per person includes referencing and a Guarantor’s agreement.

* But please take note: The above fees are for standard properties, £15 including VAT will be charged for additional rooms such as en-suite, extra receptions, conservatories etc, Sunday, Bank Holidays & Evening + £30 including VAT


NEW CONTRACT

For landlords that have found their own tenants – otherwise this is included in the letting fee – £125 including VAT

ADDITIONAL CONTRACT CLAUSES 

£30 including VAT per clause added outside of our standard contract, one set of changes included, any additional changes charged at £60 p/h including VAT. We do not charge to add our pet clause in the event you decide to accept pets – consent must not be unreasonably withheld.

CONTRACT RE SIGN 

£125 including VAT, includes updating the rent and negotiating with the tenants if in a managed property. Signed electronically.

NOTICE TO INCREASE RENT 

Section 13 notice of increased rent only – for non managed landlords £60 including VAT

Serve Section 13 Notice via docusign (for proof of receipt) and post – applicable if tenancy is on a rolling monthly basis and will remain so.

SECTION 21 NOTICE TO QUIT OR SECTION 8 NOTICE – £90 including VAT


ADDITIONAL VISITS  to the property 

(full management service only) 

£ 60 including VAT To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit. This fee also applies for additional visits during a void period per weekly visit, and is also available for non-managed properties during void periods only and upon receipt of payment in advance.


PREPARING DOCUMENTS 

Preparing and submitting documentation for arbitration purposes and Legal proceedings for deposit schemes or anything else – £60 including VAT


NRL – Submission of Non Residents Landlords receipts to HMRC (Management Service)

Overseas management landlords are charged annually £50 including VAT for the NRL return and if we have had to take tax from the rent at source, £50 including VAT per quarterly return.


ANNUAL TAX REPORT
(Management ServiceOpt out service)

£42 including VAT – Example tax return based on figures we hold for you and annual statement to aide your tax return submission.


Obtaining more than two contractor quotes

£60 including VAT


SECURITY DEPOSIT DISPUTES/CLAIMS

Advise on deductions, arrange contractor quotes, negotiate between parties, prepare paperwork and remit any disputed amount to scheme in required format for adjudication, including solicitor witness statutory single claim if necessary. Instruct contractors/obtain quotes/arrange repairs/replacement/redecoration.


RE-FURB FEES

Arrangement fee for any refurbishments or works over £250 in total for potentially managed landlords that then don’t rent through Daisylets or cancel management within the first 12 months12% of the net cost (inclusive of VAT)

Arrangement fee for refurbishments or works for let only landlords over £250 in total – 12% of the net cost (inclusive of VAT)


Obtaining more than two contractor quotes if requested

£60 including VAT. For works below £1000 we will not obtain a 2nd quote. For works in excess of £1000 we can obtain two quotes in total. We will ask for the funds to cover the cost of the works prior to instructing the contractor.


RENT REVIEW for non managed landlords

£90 including VAT

Review rent in accordance with current market condition and advise the landlord. Negotiate with tenants and update the tenancy agreement, collect signatures. Serve Section 13 Notice if tenancy is on a rolling monthly basis and will remain so.


DEPOSIT REGISTRATION

£35 – For Let Only landlords who use the DPS, we register the deposit and then transfer it to them within the scheme. Managed landlords get this service for free. The transfer of funds directly into any other custodial scheme is £35. Let only landlords using an insurance scheme will need to provide their registration cert to us before we will transfer the deposit to their bank account. We make no charge in this instance.


RENT PROTECTION insurance for Let only Landlords*  

If coming to us for a Let only service, landlords need to take out their own policy with a company such as Rent4sure or Stride. We will contact the insurance company as an introducer and give them your details to contact. They can then give you a quote directly.


EPC

£85 incl. VAT for up to 3 bed, £100 for up to 4 bed, 5+ to be advised once completed.


GAS CERT 

£117 incl VAT or £153 inc VAT with a boiler service


LEGIONNAIRES RISK ASSESSMENT 

£177 incl VAT

RE-ISSUING PRESCRIBED INFO – due to change in circumstances


SMOKE ALARMS

Supplied and fitted during the inventory/check in if found to be missing in order to comply with legislation – £54 per 10 year Fire Angel unit


COURT ATTENDANCE 

£80 including VAT – Charge per hour for attendance plus travel and expenses


SALE OF THE PROPERTY to tenant or introduction of third party – 1.2% including VAT


KEY CUTTING – £15 inc VAT + cost of keys


INSURANCE CLAIMS on owners behalf  – 12% inc VAT of value claimed
