Rent Protection & Legal Expenses Insurance

Premium Management Service – Rent Warrantee & Legal Expenses cover

We can provide Rent Warranty & Legal Expenses cover within a Premium Full Management Service**, bespoke to your property, for a higher monthly percentage fee.*

Nil Excess

The rent will be covered from the moment the tenants are late with their payment. The total of rent owed must be more than £250 in order to make a claim.

Continued Payment

The rent will continue to be paid until vacant possession is obtained – regardless of when a claim is made during the AST.

Secure Cover

In the event of a claim, at no extra cost our insurance company’s solicitors can serve the Section 8 and 21 Notices. We will cover up to £50,000 total rent payment per claim or the equivalent of 12 months rent, whichever is the lesser amount. Legal Expenses cover is up to £100,000 to gain vacant possession.

The policy is underwritten by AmTrust Europe Limited, and administered by Arc Legal Assistance Limited. We are unable to pass on the certificate to any third party, including the landlord, as we will be collecting the rent we are the Insured Party.

*Price is on application as the costs differ depending on the rental value and number of tenants. You will be required to use our full management service in 12 month blocks, with the extra percentage over and above our basic 12% inclusive becoming due for the remainder of the period if the property is moved away from our managed service, with immediate effect. Your tenants must be signed to a 12 month AST or less. In the event of a claim and rent is paid, there will be no cover for any further Insured Incidents, this means in relation to rent payments only, this is a ‘one claim’ cover.

**The premium service must start at the same time as the tenancy to be covered commences.

Let Only Landlords & Rent Protection

We are unable to offer this service ourselves to our Let Only Landlords because if we don’t collect the rent we do not have an insurable interest. We are able however to pass your details on to our insurance company, who will be able to quote and provide you with cover directly.

You can choose between 6 or 12 months cover, and whether the cover will be One month or Nil Excess. In the event of a claim you are able to submit the details via a secure online system. Please get in touch if you would like us to pass on your details..
