Once you’ve requested a valuation we will visit your property and offering a free, no obligation valuation, based on our extensive experience of letting homes in your local area.

If you instruct us to put your property on the rental market, we’ll organise photographs, commission an Energy Performance Certificate (EPC), if you don’t have one, and write up the particulars to explain to potential tenants what makes it so special.We will then advertise the property on our web site as well as Rightmove, Zoopla, Prime Location and send to relevant prospective tenants via our own extensive and current database.

Getting Your Property Ready For Rental

Try to make sure that your property is presented in a clean, tidy and attractive state. If you currently reside in the property, have a pre-lettings clear out of unnecessary furniture and de-clutter as much as you can as this will help to make the rooms seem more appealing.

If there are small defects to walls and ceilings that require a simple amount of decorative work it’s best to deal with these prior to marketing your property and it’s a good time to neutralize any bright colours and freshen up. What you may love, may not appeal to the wider market, always remember you will not be living there. The same applies to gardens and balconies, where the small addition of flowers and fresh potted plants, can add to the appeal of your property for a prospective tenant. We can advise you further on site during our initial visit, based on our experience of lettings over the last decade and knowing what tenants expect and like or dislike.

TENANT VIEWINGS & SIGN OFF

Finding The Perfect Tenant

We will arrange viewings of your property at times that are convenient to you or current tenants in the property. We will usually hold keys and all viewings are fully accompanied by our friendly staff. Where multiple offers are received we forward all offers to you, negotiating where we can on your behalf to get the best offer and most suitable tenants for you and your property.

Once you’ve accepted an offer in principal we will get a holding deposit from the tenants and take the property off the market. If you are advertising it yourself or with another agent too, we would require this to cease at this point, we do not leave a property advertised as available once we are referencing a prospective tenant and have taken a holding deposit. The tenants will then be fully referenced for you, including the new Right to Rent checks, and we collect the deposit and one month’s rent in advance before they move in.  The tenant will be checked in by an independent inventory company (at extra cost) with a full inventory and schedule of condition of fixtures fittings and furniture in the property including recording meter readings.

Should you wish we can also provide a full property management service during the tenancy period. We are unique in not adding a commission on regular maintenance/repair invoices, unlike most other agents.

 

END OF THE FIXED TERM

We make a point of not charging renewal fees should your tenants remain in the premises after the initial fixed term, we understand that we are one of only a handful of residential agencies offering this as standard practice. If you wish to re-sign a new tenancy agreement with the same tenants before the end of your fixed term, then there is a £60 admin fee to produce a new contract and arrange signatures of all parties, the tenancy can also ‘roll on’ to a periodic tenancy at no extra cost if you wish. This means if you do nothing and your tenants don’t give notice either, the contract continues under the same terms, but either party can give notice on the other at any time (Landlords need to give two and tenants one unless otherwise stated in the AST contract). You can only increase the rent from after the fixed term by having a newly signed and agreed tenancy, or by serving a Section 13 Notice when the contract is periodic, (you can only increase the rent via a Section 13 notice 12 months after any last increase).
