Forest Hill Sales Market Snapshot – June 2018

We bring you the latest trends in the UK’s housing market, with a detailed focus on Forest Hill.

Over the last 12 full months there have been 456 sales in Forest Hill. This is a –12% change on the previous 12 month period. The average sales price was £491,750.

House prices

UK house prices rose by 4.2% in the 12 months to March 2018, unchanged from February, official figures indicate. Across five of the eleven regions of the UK, annual growth remains above 5.0%

Economy

The rate of inflation edged lower to 2.4% in April, down from 2.5% in March and its lowest level in over a year. While this will ease pressure on the Bank of England to raise interest rates, rising petrol prices may well mean the fall is short lived.

Transactions

Just over 100,000 homes were sold across the UK in April, according to the HMRC, up 3.5% on March and the highest level since November 2017. However, the figure is 2.7% lower than April 2017 and sales volumes remain muted.

Demand

Mortgage approvals fell for the fourth consecutive month in April according to the Bank of England. 62,455 mortgages were approved, 6.5% below the same month a year earlier. The value of lending continues to rise due to remortgage activity.

Investment

Average private rents across Great Britain rose by 1.0% in the 12 months to April 2018 according to the ONS private rental index. The East Midlands is currently experiencing the highest level of growth with rental values 2.8% higher than a year ago.
