Summer Landlord forum hosted by Daisy Lets & Sales with the National Landlord Association (NLA)

Daisy Lets & Sales and the National Landlord Association held our Summer Landlord Forum on Thursday 7th June 2018.

Refreshments were provided along with a chance to network with other local landlords before hand and after an introduction by myself, Claire Empson & Eleanor Clark, South London NLA Rep, we had arranged some really interesting speakers lined up:

Surviving The Regulatory Avalanche

Richard Blanco, Representative, NLA

Richard provided a pithy update on all the latest regulations affecting landlords and investors – plus some top tips to stay compliant. From proposals for a landlord redress scheme to revised gas, carbon monoxide and electrical safety tests, Richard’s lively presentation brought everyone right up to speed.

MY TOP TAKE AWAYS:
  • Tenant fee ban likely spring ’19 will affect landlords not just agents.

  • Draft bill excludes early termination charges up to £50 max, tenants can recover fees in a tribunal, landlord can’t use a Section 21 until fees are repaid.

  • Gas Safety Certs have moved to an MOT style model, landlords can now obtain them 2 months in advance of the due date.

  • Consultation on Electrical checks likely to make 5 yearly checks mandatory and visual checks between tenancies.

  • Mandatory Carbon Monoxide Alarms under review (just get one now – it’s good practice and can save lives! Why wouldn’t you?)

  • MEFS – EPC regs have banned F & G rated properties from being re-let from 1st April this year. From 1st April 2020 it will apply to all exisiting tenancies – review your EPCs and get your properties up to an E or more now before the deadline by adding loft insulation etc.

Robin gave an interactive presentation, providing an overview of the auction process; sellers and buyers perspectives pricing and top tips when buying at auction.

 

 

MY TOP TAKE AWAY:
  • Auctions are not just for the “down at heel” properties or desperate vendors.
  • Use an agent like Daisy Lets & Sales that has an online auction facility available in conjuction with larger auction services (such as Bamboo) with 0% fees to vendors.
  • Online bidders are less impulsive equalling more commitment.
  • Online bidders are registered and qualified.

General Data Protection (GDPR) Act

Matthew Oliver, Head of Regions, NLA

Matthew spoke about the background and basics of the GDPR Act which came into force on 25th May this year; what it means for landlords, what they need to know, top tips for dealing with this new legislation,

 

MY TOP TAKE AWAYS:
  • Obtain a model ‘fair processing notice’ via the NLA by becoming a member and use this when collecting new data! Download the NLA’s Guide to GDPR. Use code Upgrade18 to upgrade your associate membership to full membership until end of June 2018.

  • Register with the ICO, it only costs £40 per year for most landlords,

  • Audit your exisiting data held on past tenants – do you still need what you hold – legislation affects paper files, not just digitally held information – is your tenant’s data secure?
