Sales Market Report – East Dulwich – August 2018

 Over the last 12 full months there have been 411 sales in East Dulwich. This is a 2% change on the previous 12 month period. The average sales price was £618,838.

House prices

Average house prices across the UK rose by 3% in the 12 months to June 2018, according to the ONS house price index. The annual rate of price appreciation has slowed over the course of the year, largely due to the fall in prices in London.

Economy

The rate of inflation rose to 2.5% in July, up from 2.4% in the previous three months, the first increase since November 2017. Meanwhile, interest rates were raised in August to 0.75%, just the second increase in over a decade and a unanimous decision by the Monetary Policy Committee.

Transactions

Sales volumes in the first half of 2018 were 4.5% lower than the same period in 2017. Provisional estimates from the HMRC indicate that there were 96,340 residential transactions in June, down 5.7% on a year ago.

Demand

The number of mortgage approvals for new home purchases picked up in June to be largely the same level they were a year earlier. The total amount of gross lending, at £21.7 billion, was 4.2% higher than in June 2017 according to the Bank of England.

Investment

Average rents across Great Britain rose by 0.9% in the 12 months to July, slightly down from 1% in the year to June. The East Midlands is still seeing strongest rate of annual rental growth at 2.7%, followed by the South West at 1.9%.
