Service levels and fees

Landlord Services

Unlike most other agencies, Daisy Lets & Sales do not charge renewal fees to ‘roll on’ contracts after the AST fixed period ends. We don’t charge for many of the ‘extras’ other high street agents do and we generally charge less for management. You only pay a charge when we find you tenants who go ahead and sign an agreement for your property

Letting & full management

LETTING FEE: 2 WEEKS RENT (+VAT) | MANAGEMENT FEE: 12% (10%+VAT) OF MONTHLY RENT


    ✓ All points as for Letting only
    ✓ Dedicated property manager
    ✓ Collecting one months deposit from the tenant and transferring it into the DPS custodial scheme under our DPS ID, ensuring it is fully protected (fully protected) from the tenant
    ✓ Supervising the transfer of gas, electricity and council tax accounts into the tenant's name
    ✓ Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement and management report
    ✓ Overseas landlords - NRL scheme, quarterly and annual returns, £50 per return

    ✓ Inspecting the property periodically, and reporting any problems to you (typically twice a year)

    ✓ Details on file: We will store your property details so that we can immediately remarket, and place it back on the web, as soon as you are given notice (thus reducing the chance of void periods in the future)

    ✓ Collecting one months security deposit from the tenant and transferring it into the DPS custodial scheme, registering it to your individual DPS landlord ID ensuring it is fully protected (£35 charge)*

Optional services

WHEN LETTING OUT YOUR PROPERTY

Daisy Lets & Sales make a point of charging no renewal commission should the tenants remain in the premises after the initial fixed term (we understand that we are one of only a handful of residential agencies offering this as standard practice).

    ✓ £95 for Gas Safety Certificate (if you do not already have one) or £115 including a boiler service. (£75/£100 Kent office)
    ✓ EPC (Energy Performance Certificate) if you do not already have a valid one as they last for 10 years - £75 up to 3 bedrooms, £80 4 bedrooms, 5 beds+ POA - . Please note you must obtain an EPC on marketing by law
    ✓ Legionnaires risk assessment £POA
    ✓ Fire Risk Safety Assessments £POA
    ✓ Preparation of full independent professional inventory. Price varies depending on property size and furnishing, extra receptions and bathrooms and Sunday/bank holidays attract additional costs £120-£180+
    ✓ Rent Guarantee available via our premium management service (we are unable to guarantee rents for let only properties due to FSA rules, Landlords must take out their own Rent Guarantee policies directly - please contact us for more details) £POA

We only charge you a letting fee once we find you a fully referenced tenant that you are happy to sign an Assured Shorthold Tenancy Agreement for your property.



Rent collection

FOR SELF MANAGING LANDLORDS - 8% OF THE MONTHY RENT +VAT

If you would like to stay free from the stress of checking your account every month and potentially having to contact and chase your tenants for any late rent, we can provide you with a Rent Collection Service.

We will let your tenants know that we were responsible for collecting the rent, provide them with our bank details and request they set up a standing order to clear by their rent due date into our account,* we would then keep an eye on their payments on your behalf, receiving the rent in and passing it on to you when we get it minus our service fee.

We reconcile your rents daily where possible and always a working day in arrears, we then use a bulk payments system which sends the rent to your account two working days after this. This is the minimum operating time, you need to allow for weekends and bank holidays. If you are relying on the rent to cover a mortgage with no financial buffer available please note we advise always to leave at least a week as a minimum between your mortgage payment being due and the rent due date. It is advisable to apply to your mortgage provider to change the date of your payment to allow for this minimum plus other delays just in case, two weeks is ideal as it means the process can then be less stressful for you. We would however recommend all landlords have at least three months rent available to them as a contingency in case of voids and major unexpected repairs as a matter of course for their own peace of mind.

(*we cannot implement a Direct Debit so the onus is on them to set up a standing order. We can provide your tenants with a form to take to their bank if they do not have online banking, but this is not a guarantee of rent as it can be cancelled at any time by them.)
